Local pricing sits far above the metro figure tied to this market's area
On September 30, 2026, Realtor.com reported the median list price in the Indianapolis-Carmel-Greenwood metro area at $310,000. That number is attached to this market by name. It does not describe this market.
The Real Estate Data Aggregator counted 95 homes sold across the Carmel and Pebble Beach ZIP codes in the three months ending August 31, 2026. The median sale prices in those ZIP codes ranged from $2,262,500 to $4,150,000. Those are the numbers that describe what buyers actually paid here.
| 93923 (Carmel) | 93921 (Carmel-by-the-Sea) | 93953 (Pebble Beach) | |
|---|---|---|---|
| Median sale price | $2,262,500 | $3,292,500 | $4,150,000 |
| Homes sold | 68 | 5 | 22 |
| Median days on market | 42 | 53 | 72 |
| Months of supply | 4.9 | 3.1 | 6 |
| Sale to list | 96% | 94.2% | 95.1% |
Why the metro benchmark does not apply here
The Indianapolis-Carmel-Greenwood metro is a large statistical area. Realtor.com uses it to group many communities. The Carmel in that metro name is Carmel, Indiana. The Carmel and Pebble Beach on the Monterey Peninsula carry prices that are in a different category entirely.
For a homeowner here, a metro median of $310,000 tells you nothing about what your property is worth. For a buyer, it offers no guide to what you will need to spend. Local sales are the only relevant measure.
What the local numbers show
ZIP 93923, which covers a large part of Carmel, had the most sales. The Real Estate Data Aggregator counted 68 homes sold in the three months ending August 31, 2026. That is down 15% from the same months of 2025. The median sale price rose 20.3% year over year to $2,262,500.
Homes for sale in 93923 rose 22.5% from a year earlier, reaching 109. New listings climbed 14.1% to 97. Supply is growing. Homes are still selling, but the pace has slowed. The median days on market fell 14 days from a year ago to 42 days, which is a meaningful improvement in speed.
ZIP 93953, which covers Pebble Beach, recorded 22 sales. The Real Estate Data Aggregator put the median sale price at $4,150,000, up 67.7% from the same period in 2025. That year-over-year figure reflects a shift in which properties closed, not necessarily a uniform price increase across all homes. Buyers spent more time deciding: the median days on market was 72, which is 41 days longer than a year ago.
One detail worth noting in Pebble Beach: the share of homes that sold above list price fell 30.4 points year over year to 4.6%. Sellers are pricing carefully. Most homes closed below their asking price, with an average sale-to-list ratio of 95.1%.
ZIP 93921, which covers a small portion of Carmel-by-the-Sea, had only 5 sales in the three months ending August 31, 2026. With 5 homes also available for sale and 3.1 months of supply, the sample is small. The Real Estate Data Aggregator put the median sale price at $3,292,500. No home sold above list price in this period.
Mortgage rates add context for buyers
Rates are a factor for buyers at every price point. CNBC reported on October 3, 2026 that mortgage rates hit their highest level in three years, above 7.5%. Zillow reported on October 6, 2026 that Freddie Mac put the rate at 7.28% at the end of the month, the highest reading since November 2023. Realtor.com reported on September 30, 2026 that rates topped 7% for the first time since January 2025, rising nearly 40 basis points in September 2026 alone.
At the price levels in these ZIP codes, buyers are typically less rate-sensitive than in the broader market. Even so, financing costs at these levels are not trivial, and buyers should verify current rates with their lender.
The combined picture
Across all three ZIP codes together, the Real Estate Data Aggregator counted 95 homes sold, 157 homes for sale, 148 new listings, and 105 pending sales in the three months ending August 31, 2026. That is a functioning market. It is not a fast one in every corner, and it is not described by any metro-level figure.
- Metro headlines group very different markets under one name.
- The Carmel and Pebble Beach ZIP codes on the Monterey Peninsula closed 95 sales in the three months ending August 31, 2026, with median prices between $2,262,500 and $4,150,000. One street can read very differently from the ZIP code as a whole.
- The numbers above are a starting point, not a final answer for any single property.
