Marina Has More Choice, but Well-Priced Homes Still Move

By Monique Kaldy

The single fact that changes what a Marina homeowner should do right now: inventory nearly doubled. The Real Estate Data Aggregator counted 61 homes for sale in ZIP 93933 for the three months ending August 31, 2026, up 96.8% from the same period a year before. More competition means pricing precision matters more than it did.

That inventory jump sounds alarming. The demand side tells a calmer story. The Real Estate Data Aggregator recorded 58 pending sales, up 38.1% from a year before. Buyers are still moving. They are just more selective.

Prices Held, but Homes Are Taking Longer to Sell

The Real Estate Data Aggregator put the median sale price in Marina at $1,000,000 for the three months ending August 31, 2026. That is up 4.7% from the same period in 2025. Prices moved in the right direction. Speed did not. The median home sat on the market 53 days, which is 20 days longer than a year before. Not every home sold slowly, but sellers who priced high and waited found a different market than the one they remembered.

Well-Priced Homes Still Got Close to Full Price

The Real Estate Data Aggregator shows the average sale came in at 98.5% of list price. That is down only 0.1 points from a year before. Homes that were priced to sell, sold close to what sellers asked. About 20.4% of homes sold above list price, actually up 1.3 points from a year ago. The market is not broken. It is just less forgiving of overpricing.

A National Headwind: Rates Above 7%

Marina does not exist in a bubble. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. Marina's own numbers held better than that national picture, but buyers here feel the same rate pressure everyone else does.

A Regional Signal Worth Watching

KSBW News reported on October 9, 2026 that a new Amazon facility in South Salinas is projected to span more than 3 million square feet. KSBW News also reported that the facility is expected to bring about 1,200 jobs to the area, with annual revenue to Salinas estimated to start at $8 million per year in 2025. Marina is Peninsula-adjacent and sits close enough that a large employer drawing workers to the region is worth noting. It is a factor, not a forecast.

One More Cost Buyers and Sellers Should Know

KION News reported on October 8, 2026 that a ConsumerAffairs survey put average home repair needs at $3,200. KION News also reported that 90% of contractors said they are challenged to find qualified tradespeople, and that wages for specialty trade contractors rose 5% from May 2025 to April 2026. Repair costs matter when buyers negotiate after inspection. Sellers who address issues before listing have one less thing working against them.

New Listings Jumped Too

The Real Estate Data Aggregator counted 68 new listings in Marina for the three months ending August 31, 2026. That is up 83.8% from the same period a year before. More sellers came to market. That is good for buyers who want choice. For sellers, it means the competition is real and the price has to be right from day one.

In short
  1. Marina has nearly twice as many homes for sale as a year ago.
  2. Homes are taking about 20 days longer to sell.
  3. Prices still rose 4.7%.
  4. Pending sales are up 38.1%.
  5. The market has room to negotiate, but well-priced homes are still moving and still getting close to what sellers ask.
  6. One street can read very differently from the ZIP code as a whole.
